The proposed residential development is made of two main elements, a two stepped residential block, supported by the base of the building which represents its civic, public and private facing use. This allows for the visual volume of the building to be broken down, creating a positive relationship with the context, and allowing for the perception of the building to change from different viewpoints. The civic base and the residential elements have their own character, defined by material and height, while retaining common features such as a grid system, fenestration arrangement and scale for the building to be read as a family of elements.
