Masterplan and Future Development
Edgingtons were appointed to undertake an asset audit and masterplanning study for Queen Anne’s School, with the objective of rationalising the existing estate, improving efficiency of use, and supporting the school’s long-term strategic objectives.
The project focused on understanding current patterns of use across teaching, boarding, student amenity, and staff accommodation, and developing a clear, phased strategy to guide future investment and development.
Asset audit
A comprehensive asset audit was undertaken across the main school building, ancillary facilities, and boarding accommodation. This included detailed room-by-room reviews, floor plans, and occupancy schedules to assess building condition, capacity, and utilisation. The audit provided clear data on academic, extracurricular, and residential use, forming a robust evidence base to identify underutilised space and opportunities for consolidation, repurposing, or release.
Masterplan
Queen Anne’s School comprises a large number of existing buildings broadly divided between teaching, boarding, student amenity, and staff accommodation. The masterplanning strategy was developed to rationalise the campus and optimise the use of existing buildings, while identifying opportunities for reuse where buildings may become redundant as a result of consolidation. The masterplan consolidates general teaching accommodation within the Main Building to ensure the heart of the school remains active, well-occupied, and legible. Established specialist facilities for practical subjects were identified as functioning well and are therefore retained within the strategy, with no proposed reconfiguration. As part of the boarding strategy, boarding houses are to be rationalised, optimising their use and occupation.
Future development
An outline programme was prepared as part of the masterplan to demonstrate how the next stages of the strategy could be phased and delivered in a structured and coordinated manner. Since producing the masterplan, Edgingtons have undertaken some feasibility studies on the areas identified for future development.
